Ramona Property Managers represents owners and investors and does not charge for information on any of our available properties. Any third party requesting money for information on properties managed by Ramona Property Managers is doing so without our permission or consent.
Application Requirement Summary
Income Verification
  • Household gross income (before taxes and deductions) should be at least 2.5 times the monthly rent amount
  • All applicants over 18 may combine income
  • Income must be verifiable (hand written note on a napkin is not verification!)
  • If you are self-employed, we will need tax returns for the last two years, and 3 months most recent bank statements.
Credit History
To determine credit history, Ramona Property Managers runs a credit report.
  • Credit Score must be above 650 (600-649 may be eligible with increased deposit)
  • No bankruptcies within previous 5 years
  • No Judgements
  • No negative reports from utility companies
Rental History
Two (2) years rental history from a person other than a family member. Applicant must have a verifiable rental history within the last two years and history must be free of evictions, judgments, late rents, and unpaid rents.
The number of occupants is limited to the size of the unit and number of bedrooms. Most units are limited to 2 persons per bedroom plus 1 additional person. Occupancy may be limited to 2 persons per bedroom where size of units is under 500 sq ft. All occupants, 18 years of age and over must submit an application. Please Note: A $35 application fee is charged for each adult over 18 years of age and is non-refundable once application process is started.
Policies on pets vary according to the property (call or email). However, none of our properties permit the following breeds of dogs: Pit Bulls, Dobermans, Rottweilers, Chows, St. Bernards, Great Danes, Huskies, Malamutes, or relatives of the above breeds. Pet policies are strictly enforced. Resident must provide additional deposit, pet application, pictures for all pets, and renters liability insurance with owner and Ramona Property Managers Incorporated named as addidtional insured.
Fair Housing
All Ramona Property Managers Incorporated employees and personnel are trained to provide fair and equal treatment to everybody whether or not they are included in a protected class defined by state or federal fair housing laws. It is against the law and a violation of company policy to discrimate against any person based on race, color, religion, sex, national origin, handicap, or familial status.
Affordable Housing
Affordable housing managed by Ramona Property Managers is not subsidized by State or Federal housing departments. Affordable housing opportunities provided by Ramona Property Managers have a different set of qualifications and a different application process. Viewing a property is simple and easy.

  • Drive by the Properties (Inspect the outside but do not attempt to enter a vacant property.)

Get An Application
Now that you’ve found a property, and viewed the property, it’s time to get an application.

Submit Your Application
The online application process is simple and quick and you have the option to apply online or in our office. The review and approval process usually takes 2-3 business days. You will be notified directly whether or not your application is approved.

  • Any / All persons over the age of 18 using the residence as a primary or secondary address must submit an application.
  • Any / All persons over the age of 18 spending more than 14 days over a 1 year period will be considered a tenants and must submit an application.

Please make sure all information is completed and IN FULL. If there is a section or line that does not apply, please indicate by printing “N/A”.

Whether you choose to apply online or in our office, please be advised that prior to signing a lease you will be required to provide following items for each applicant with NO EXCEPTIONS:

  • Complete and signed application (signed, and copies of supporing documents must be attached to each application.)
  • Recent pay stubs
  • Bank Statements (if applicable)
  • Valid State or Federal Photo ID
  • Copy of your Social Security Card
  • A copy of any military orders (if applicable)
  • Documents supporting other verifiable sources of income including Social Security, Disability, Child Support, etc.
  • Copies of any satisfied court judgments which may still show on your credit
  • 2 years tax returns (self-employed only)

Application processing fee is $35.00 per application and charged for every applicant 18 years and older. Application fee is non-refundable once processing begins.

Forms of acceptable payment are Cash, Money Order, or Cashier’s Check. Ramona Property Managers does not accept personal checks for application processing fee.

Turn in your completed application and funds to our office Monday-Friday from 8:30 a.m. – 5 p.m.

Let your employers and landlords know you are applying for a new home and time is of the essence. Your application will be processed within 2-3 business days, depending on the timely response of your rental and employment references.
Move In
Once your application is approved, you will be notified in person by phone, email, and/or text. Approved applicants have 24 hours to contact our office and schedule a lease signing appointment. You will be notified of the total amount required to move in – including 1st month’s rent and all applicable deposits. All payments must be made payable as a money order or cashier’s check to Ramona Property Managers. NO CASH OR PERSONAL CHECK ARE ACCEPTED FOR MOVE IN OR SECURITY DEPOSIT.

  • All Applications are processed in order of receipt.
  • The applicant who is listed 1st, submits all required documents, qualifies, and pays move in costs will be selected.
    • Credit, employment, and rental history verification will be used to determine risk and credit worthiness
    • Credit Score (FICO) should be no less than 650 for standard approval
    • Applicants with a credit score of 600-649 may be conditionally approved.
    • If credit score is less than 600, application will not be approved.

Once Your Application Has Been Approved…

  • Pay full security deposit to Ramona Property Managers. We will take property off market and provide a move in guarantee.
  • Schedule a move in appointment to sign lease and receive keys.
    • All parties on the lease must be present to sign
  • First full month’s rent is always paid at the beginning of the lease
    • If lease begins after the 15th of the month, First month’s pro-rated rent PLUS second month rent will be required on signing of lease or rental agreement.
  • Pay balance of remaining deposits
  • Register for Tenant Portal
  • Schedule a move in inspection
Refund Policy
  • A full refund of application fees are available at any time before we begin processing your rental application. Once processing application begins, application fees are non-refunable.
  • A partial refund of move in costs are available on a limited basis. Please ask your tenant administrator for more details when submitting deposit and rent.
