What type of properties do you manage
Ramona Property Managers professionally manages Single Family Residences, Multi-Family Residences, Condominiums, Affordable Housing, Commercial, and Office buildings up to 15,000 sq ft. We do not manage HOA’s, industrial, or mobile home parks.
How fast can you rent my property?
This question gets asked a lot, and the answer is “it depends”. Filling a vacancy depends on cost, condition, location, and timing. We don’t like vacancies, but we also understanding getting a good, qualified tenant takes patience and due diligence.
How much will my property lease for?

Client Services
What are your fees?
Our management fees start at 6.5% of the gross monthly rent (if you’re not getting paid, neither should we) depending on the size and type of property. No start up fees, no leasing fees, no annual fees, no maintenance fees.
When will I receive my funds each month?
We follow a tradition accounting cycle by collecting rents at the beginning of the month, paying expenses through the month, and distributing funds at the end of the month. It takes 3-5 days to copy invoices, assemble reports, review reports, and release disbursement checks. There is no mandatory hold period and you may request funds at anytime.
Will I ever be contacted by the tenants, city, neighbors, homeowners associations, etc.?
As a full-service management company, Ramona Property Managers is your single point of contact to handle all communications concerning your property. If a tenant, vendor, listing agent, HOA, or anybody else contacts you, refer them to our office and we will take it from there.
As a client, if I ever have a problem or question, whom do I contact?
You may contact our office by phone, fax, or email any time you have a question. All of our owners are provided contact information for direct access to our Broker.
I want to change management companies. What should I do?
If switching property management companies is uncomfortable for you, Ramona Property Managers can handle the process for you.
Investing
Can Ramona Property Managers help me locate and purchase investment property?
The most important step in real estate investment is the purchase and we know what to look for in an investment property. Our goal is to provide you with enough information to make an educated decision that meets your needs and reaches your goals.
What happens if I want to sell my property?
If you need to sell your building, we are licensed to sell real estate in California. Having your property manager as your listing agent has several benefits including communication, availability, information, and savings. In the event you were referred to Ramona Property Managers from an agent you like and trust, we will work closely with your agent to make sure the transaction is fully coordinated.
Can you tell me how much my property is worth?
One of the services we provide is a comparative market analysis upon request to determine the value of your property. Maintenance
How much maintenance should I expect on my property?
New properties with higher grade materials and stricter building codes will require less maintenance than older buildings with deferred or structural maintenance. Overall you’re looking about 10-15% of income throughout the life of your investment
Do you get my approval before assigning maintenance work?
Ramona Property Managers reviews all maintenance requests and minimizes costs by scheduling onsite inspections before approval when necessary. Where a cost is expected to exceed our agreed upon limit, an estimate will be requested and you will be contacted for approval.
How much insurance coverage do I need?
We require our clients to have at least $300,000.00 in property liablity coverage.
